Board Meeting Minutes

July 18, 2023

Meeting Called to Order motioned by: Rosalyn Burt, 2^nd by Jeannine Spadaccini

Present: Rosalyn Burt, Thomas Farrelly, Casey Cooney, Jeannine Spadaccini, Stephanie Wise, Monica Scott, Jose Rosado & Donna Zabriskie

Approval of Minutes motioned by: Rosalyn Burt, 2^nd by Jeannine Spadaccini

Presidents Report by Rosalyn Burt:

PM to obtain health coverage for Danielle Waked & Jerry Tepas with a deduction of $50.00 each for each pay period, no raises this coming year but will do Christmas bonuses, all in favor; We did all of the sidewalks on Wales Court and a couple others; there are a few more that need to be done; Board approved for Steve to do the entrance signs, Platform & steps on Mountain View and wall & steps on Tudor Court; the drainage ditches will need to be done also, PM to get estimate from Scott

Pages 11 & 12 regarding rules and regulations and beautification project is tabled for now. Need to come up with a plan of what is acceptable and not acceptable

Financial Report:

Board reviewed Financial Reports and projects, we are doing good. Will need to get some estimates from Steve and then prioritize what needs to be done next, if anything. We will probably have to hold off on any big projects now until money starts coming in again.

Recreation Report:

Casey spoke to #125 regarding verbal warning son received at pool; verbal warning was given, 2^nd time was a warning and fine and will have to be paid

Property Manager Report:

Board reviewed report with property manager.
