Board Meeting Minutes

February 17, 2023

 

 

Meeting Called to Order motioned by: Rosalyn Burt, 2nd by Jeannine Spadaccini

Present: Rosalyn Burt, Thomas Farrelly, Casey Cooney, Jeannine Spadaccini, Monica Scott, Donna Zabriskie, Stephanie Wise, and Jose Rosado

Presidents Report by Rosalyn Burt:

 

Unit #116 is in contract, once it sells we will receive approximately $28k. This money will help with the updating of the pool bathrooms or go towards resurfacing the BB/Tennis Courts. Since there have been issues on Crewe Court with parking we ordered a sign for overflow parking across from the dumpsters. PM will send out an email advising the residents on Crewe Court.  PM To send out emails with a schedule of fines, the correct colors for shingles and no more blue tarps; they may use brown only starting April 1, 2023. We have Steve working on estimates for the retaining walls on Stream Court (both sides) and the first section of steps and retaining wall on Sedburgh Court. Email from #333 Larry Parisi asking to use the blocked off with forestry gates for overflow parking but we cannot do that, it is an emergency road only.

 

Financial Report:

 

Reviewed Financial Reports and the 2023 Budget has been approved with one change.  Since the cost of the dumpsters have gone up tremendously, we will take $20k from the minor repairs and maintenance and increase the dumpster budget to $75k.

 

Recreation Report: 

 

Reviewed estimate for Painting of the Pools and the board approved, all in favor, none opposed.

 

Property Manager Report: Board reviewed report.
