Presidents Report by Rosalyn Burt:
We replaced a lot of retaining walls this year throughout the community. So far, we did the pool area, Sterling Court, English Court and Crewe Court. We removed the boulders and put up the forestry gates. We hired someone to paint all of the handrails. We just started the pavilion at the mailboxes; it took time to get drawings from the architect and permits from the township. We were going to resurface the courts but ran out of time so that will be done In the Spring, probably the beginning of April. We will have lines for tennis, basketball and pickleball. The bear proof dumpsters worked out well this year, thank you for making sure the lids were closed. We will be starting the Fall leaf cleanup in a couple of weeks. Finances by Rosalyn Burt:
We are in very good shape financially, but Waste Management expense has increased tremendously. Mostly due to gas prices going up and more people living in the community now. Everything else is within the budget and we are in much better shape than we have been in quite some time. If you look at page 5 you’ll see that we spent a lot of money on much needed replacing of the retaining walls. This is where the reserve assessment money goes towards. This assessment is for five years, we are finishing up the third year and have two more left. In 2020, we took in $59k, in 2021 we took in $74k, in 2022 we took in so far $66k; that totals approximately $200k. Next year we will be focusing on Stream Court and Sedburgh Court. I know we need to do paving, but the steps and walls are very hazardous and a priority. Paving probably won’t happen until 2024 and we may have to do another assessment for that. We are also doing a lot better in collecting dues monies, there are only about 10 or so owners that are not paying at all.
Recreation Report by Casey Cooney: This year we started checking bags for alcohol as per our insurance company due to a couple of incidents that occurred. We had a very good lifeguard staff this summer. Next year we are going to look into having the pool bathrooms redone and painting the pools.
Elections: Voting ballots are on page 6; #125 Jose Rosado was nominated by #121 Gardy; we also have Stephanie Wise running, and she was on the board before. She would like to be on the board to support the projects as well as communications. Jose recently moved to PA from NY and would like a chance to improve on some things a be a new voice.

#502 Ken Larkin suggested working with Saw Creek on the illegal dumping
#113/114 Stephanie Wise – the board is doing a fantastic job; there are 2 things I would like to mention; the pavement on Woods Lane is very uneven and the sidewalk was never done with that assessment years ago and would like it to be considered. Also, there is a green car that speeds through the community, can we put in a speed bump?
RB replied – we were told by the Fire Department that we are not allowed to put any more speed bumps on the main road.
#125 Jose Rosada – he saw the car this morning and will go to discuss it with him. Also the parking lot on Meadow View is very bad and the dog waste stations are great but need to be emptied more often; when they weed whack they need to blow the clippings off of the walkway; also knows people that may be less expensive for tree removal
RB replied there are many streets and parking areas that need to be done; we just don’t have the money right now; we are concentrating on getting the walls and steps replaced because they are dangerous and literally falling apart; same goes for the trees; we will remove them if they are a hazard but we put the responsibility on the homeowners because everyone wants trees taken down and it was getting very costly
#502 Ken Larkin asked if we can work with Saw Creek regarding illegal dumping.
RB replied that we do to a certain extent but we also contact PSP to file complaints
#333 Larry Parisi has one concern regarding residents leaving out food for the feral cats
Also concerned about a pipe coming out of the ground near him on Crewe Court; also there is a square piece of property between the two units; how do I know what belongs to me?
RB replied PM will send out an email that anyone feeding cats will be fined; the pipe has wires but they are not live.
CC replied we don’t know where the property line ends but PM will contact township to see if we can find out
#125 Jose Rosado and #127 Deborah Trill thinks there should be more walk throughs
JS replied if he helps out she will organize more walk throughs
#606 Tamara Pollack commends the board and all the work they do; 605 replace their roof recently and her son, who works for a roofer, said it wasn’t done properly
PM responded will contact them to discuss the problem
MS said if you see something, say something
#148 Nancy Medl smells marijuana outside of her townhouse
RB responded she could call the PSP but they will probably take a long time to show up
JS also responded that if they have their medical marijuana card there’s nothing we can do about it besides it’s going to be going recreational soon
Several complaints regarding the roads
RB responded we realize the roads and lots need to be paved but the walls and steps are a hazard so that is a priority; If we do paving we will have to do another assessment after this one just for the roads in 2024; this assessment if specifically for infrastructure
